How to Get a Florida Real Estate License: A Step-by-Step Guide

Step 1: Meet the Basic Requirements

Florida is one of the most dynamic real estate markets in the country, attracting buyers, investors, and aspiring agents from across the U.S. If you’re looking to launch a real estate career in the Sunshine State, you’ll need to obtain a Florida real estate sales associate license. Fortunately, the process is straightforward—if you follow the proper steps. This blog post outlines everything you need to know to get licensed and start your career with confidence.

Before beginning the licensing process, make sure you meet Florida’s eligibility criteria. You must:

-Be at least 18 years old

-Have a high school diploma or equivalent (GED)

-Possess a U.S. Social Security number

-Be honest, truthful, trustworthy, and of good moral character

Florida does not require state residency to apply, which makes it a popular choice for out-of-state applicants and those seeking license reciprocity.

Step 2: Complete the 63-Hour Pre-License Course

All applicants must successfully complete a 63-hour Florida Real Estate Sales Associate pre-licensing course from a state-approved school. This course covers essential topics such as real estate law, principles and practices, contracts, financing, and ethics.

The course is available in classroom and online formats. To pass, you must score at least 70% on the final exam. If you fail, you must wait 30 days before retaking it.


Step 3: Apply for the License with the DBPR

Next, submit your license application to the Florida Department of Business and Professional Regulation (DBPR). You can apply online through the DBPR website or by mail. As of 2025, the application fee is $83.75. You’ll need to provide personal details, proof of course completion, and answers to background questions.


Step 4: Get Fingerprinted and Pass a Background Check

As part of the licensing process, you must submit electronic fingerprints for a criminal background check. Schedule fingerprinting with a Livescan vendor approved by the Florida Department of Law Enforcement (FDLE). Your fingerprints must be submitted at least five days before your state exam. Background checks typically take 5–10 days to process.


Step 5: Pass the Florida Real Estate Exam

After your application is approved and fingerprints are processed, you can schedule the state exam with Pearson VUE, Florida’s official testing provider. The exam consists of 100 multiple-choice questions, and you must score at least 75% to pass.

The exam tests knowledge from the 63-hour course, including Florida real estate law, math calculations, brokerage operations, and professional responsibilities.


Step 6: Activate Your License

Once you pass the exam, you’re eligible to activate your license. To practice real estate, you must work under the supervision of a licensed Florida real estate broker. Your employing broker can help file the appropriate form (RE 11), or you can activate your license through the DBPR online portal.
